House siding soft washing in the Oklahoma City metro
Siding doesn't get pressure washed — not by anyone who understands siding. It gets soft washed: a cleaning solution applied at low pressure that kills the mildew and algae, then a rinse. The chemistry does the work, and the panels never take a blast.
What we clean
Any siding a house in the metro is likely wearing:

The green film on a shaded wall and the black spotting under the eaves are both organic growth, not dirt. That's why a plain water rinse never quite fixes it: the growth is still alive and comes straight back.
How we do it
High pressure is the wrong tool here for a specific reason: lap siding is a set of overlapping panels, and a pressure wand aimed upward drives water behind the laps and into the wall cavity. That's how a clean-looking house ends up with a moisture problem you can't see.
So the wash runs the other way around. We apply the cleaning solution from the bottom up at low pressure, let it dwell while it breaks down the mildew and algae, then rinse from the top down so everything sheets off the way rain does. Plants below get watered before, during and after.
The house is clean when the growth is dead, not when the surface looks blasted. That's also why the results last. Killed growth has to recolonize from scratch rather than regrow from what a rinse left behind.

What it costs
Siding is priced by the job. The price depends on the size of the house, the number of stories, the siding material, and how established the growth is. A single-story vinyl ranch and a two-story stucco house are very different washes. We give you a firm price after seeing the property, and that's the number you pay.

Is soft washing safe for vinyl siding?
Soft washing is the method made for vinyl. The solution is applied at roughly garden-hose pressure, sits while it breaks down the growth, then rinses off. What damages vinyl is high pressure, which can crack panels and drive water up behind the laps into the wall cavity.
Will the cleaning solution hurt my plants?
The cleaning solution won't hurt plants if the job is run properly. Landscaping under the work area gets soaked with plain water before we start, kept wet while we work, and rinsed again after. A plant with wet leaves and wet roots doesn't take up overspray. Anything delicate gets covered, so point it out during the walkthrough.
How long does a siding wash keep the house clean?
Because a soft wash kills the algae and mildew rather than just knocking the surface layer off, most homes stay clean noticeably longer than they would after a plain rinse. Shaded and north-facing walls green up first; sun-facing walls hold out longest. Once a year is the usual rhythm for Oklahoma homes.
Can you wash a two-story house?
Yes. Soft-wash equipment reaches second-story walls and gable ends from the ground, which is safer than ladder work and gentler on the siding, with no wand pressed against a panel at close range.
What about my windows and screens?
Windows get rinsed as part of the wash and come out cleaner than they started, but a siding wash isn't a window-cleaning service: expect water spots, not streak-free glass. Screens soft wash well and it's worth doing them at the same time.
